Rose Properties led this program end to end: site selection and due diligence, entitlements and permitting, and ground-up construction across six pad sites, then the lease negotiations that placed Jiffy Lube in each one. Two locations in Colorado, four in Texas, delivered as one coordinated build rather than a string of one-offs.
Quick-lube service is one of the more durable net-lease categories. Jiffy Lube is the largest fast-lube brand in North America, with more than 2,000 service centers serving over 20 million customers a year, and it sits under Shell, an investment-grade parent. Automotive maintenance has held up against e-commerce, since an oil change cannot be shipped, which is part of what makes ground-up development for this tenant worth doing.

Brent Rose is the principal of Rose Properties, working the full commercial real estate lifecycle: due diligence, lease negotiation, permitting and entitlements, property development, and construction management for regional and national retail clients including Walgreens, Sherwin-Williams, Staples, Dollar Tree, and U.S. Cellular. Based in Brookfield, Wisconsin, he has taken retail projects from the ground up across multiple states.
His work extends to contract negotiation and development on government projects for the Social Security Administration, and to vendor evaluation and compliance, holding partners to a consistent standard of quality. He identifies and acquires new properties and manages existing ones to protect assets and support long-term growth.
